Omnisend Expansion Signals Growth for Vilnius Tech Hub

The occupancy rate of the newly opened ‘Sąvaržėlė’ (The Paperclip) business center in Vilnius has reached 67% following a major lease agreement with the global technology firm Omnisend. The deal, involving nearly 3,000 square meters of office space, serves as a significant indicator of the continued resilience and maturation of the Baltic commercial real estate market, particularly within the Vilnius Central Business District (CBD).

Omnisend, a marketing automation platform founded in Lithuania that now serves over 150,000 brands globally, has secured the entire fourth floor of the building. This move is more than a simple relocation; it reflects a broader trend among high-growth tech companies prioritizing high-spec, architecturally significant environments to attract and retain top-tier talent in a competitive labor market.

A Landmark for Baltic Architecture

The ‘Sąvaržėlė’ project, located at Konstitucijos pr. 14A, holds particular interest for international observers as it represents the first project in the Baltic States designed by the renowned British architectural studio RSHP. Founded by the late architectural legend Richard Rogers—the visionary behind London’s Lloyd’s building and the Pompidou Centre in Paris—the studio’s entry into the Vilnius market signifies the city’s rising status as a destination for world-class urban design.

For UK-based investors and firms, the success of this development demonstrates that the ‘flight to quality’ is a universal phenomenon. Despite the global shift toward hybrid work models, premium office spaces that offer energy efficiency, flexible layouts, and prime locations continue to see high demand.

Strategic Importance for Omnisend

Omnisend’s decision to anchor itself in the Vilnius CBD is deeply tied to its global operations. With the United Kingdom, United States, Canada, and Australia serving as its primary markets, the company requires a headquarters that facilitates rapid scaling and cross-border collaboration.

According to Karolis Numgaudis, Vice President of Finance and Administration at Omnisend, the choice was driven by the need for a location that bridges the gap between the historic Old Town and the modern business district. The requirement for ‘new generation’ office space—characterized by natural light, efficient underground infrastructure, and a community-centric atmosphere—was paramount in their selection process.

Market Health and Future Outlook

The rapid filling of ‘Sąvaržėlė’ suggests that the Vilnius office market is not experiencing the same stagnation seen in some Western European capitals. Real estate experts note that companies are no longer seeking universal, one-size-fits-all solutions. Instead, they are looking for spaces that can be tailored to specific team dynamics and operational models.

Following the arrival of the lead tenant, Artea bank, several weeks ago, the building is set to become a multi-functional hub. Upcoming occupants include the audit and consulting firm Audifina, the Motor Insurers’ Bureau of the Republic of Lithuania, and various hospitality outlets including the Lumo restaurant and Julius Meinl café.

The project was developed by ‘UAB Kvartalas,’ a subsidiary of the ‘Right Bank Development Fund’ managed by Lords LB Asset Management. As of the end of 2024, the management company oversees assets valued at over €1.4 billion, reinforcing the scale of institutional investment currently flowing into the Lithuanian capital’s infrastructure.
